A Six Bedroom Paradise in the Heart of Seminyak

Villa Lamunan is located down Gang Nakula 29, just off Jalan Legian on the border of Seminyak.

Frequent Bali holiday-goers will recognise the value of this location as placing them right on the border of Seminyak and Legian – within 5 minutes walking distance to the Seminyak’s ‘Double 6’ beach and to many of Seminyak and Legian’s best restaurants and hangouts. This area is a much loved spot for families and bigger groups who prefer the proximity to the beach and all the action of Seminyak and Legian.



As shown below, 12 guests is our standard maximum capacity. However, we can accommodate up to 14 guests using our extra beds and cots (additional guests attract a nightly surcharge of $AUD35 for guests over 2 years of age and $AUD15 for guests under 2 years of age and include the use of beds / cots).

Please note this map isn’t to scale, so it is indicative only, but it should give you a good idea of where we are. Also, on the map you’ll see we’ve listed a number of restaurants – we’ve eaten at all of these places and you can take them all as recommended by us.


Terms and conditions

To confirm a booking, a non-refundable deposit equal to 50% of the value of the stay must be made to the Owner. Once received, the Owner agrees to reserve the villa for exclusive use by the Guest during the dates booked. Full settlement of the remainder of the Guest’s account is required upon check in at Villa Lamunan (cash or credit card – note credit card transactions are subject to a 2% surcharge).

For legal and safety reasons, the number of guests staying at the villa cannot exceed the number of sleeping places at the villa. Ordinarily, the villa contains 12 sleeping places (5 king beds and 2 single beds).

A maximum of 2 extra guests can be accommodated for which additional charges are as follows:

  • Adult or child over 2 years old: $35 per adult / child, per night
  • Infant: $15 per infant, per night

The above additional charges include the use of extra single beds or cots to accommodate each additional guest. For safety reasons, each additional guest is required to be accommodated using a separate bed or cot.
Guests not exceeding our standard maximum capacity of 12 guests are welcome to make use of one extra bed and one extra cot free of any surcharges.
No pets are permitted at the villa.

Booking cancellations are any amendments made by the Guest to the original booking which causes one or more days of the original booking to be cancelled. In the event of a cancellation, the guest will be refunded any amounts paid to the Owner over and above the initial 50% non-refundable deposit made by the Guest to secure the booking. In the event that no payment has been received over and above the initial 50% non-refundable deposit, no amounts will be refunded. Bookings cannot be cancelled or amended after the Guest has checked in.

Information such as the villa address, contact details of the Owner and the local manager, transfer arrangements and other information can be found in the information pack sent to the Guest at the time of enquiry and on our website. Upon arrival at the airport, your driver will be present holding a sign with your family name. Acknowledging group bookings may result in various arrival times, bookings are inclusive of one of the following (at the Guest’s preference):

  • For groups of 12 or less = 1 return transfer with 3 vehicles (combined capacity of 12 guests inc luggage) OR if arriving / departing at different times, 3 return transfers with 1 vehicle (capacity of 4 guests inc luggage)
  • For groups >12 = 1 return transfer with 4 vehicles (combined capacity of >12 guests inc luggage) OR 4 return transfers with 1 vehicle (capacity of 4 guests inc luggage)

Extra transfers are charged at IRD200,000 (each way).
At the time of check-in, local laws require us to take a photocopy of the Guest’s passport/s at the commencement of their stay.

The Guest is permitted to make use of the villa, its services and facilities for normal holidaying activity.
Any intended use of the villa beyond that of normal holidaying activity (e.g. buck’s / hen’s parties, sporting trips, weddings, schoolies, birthday parties and other similar events / trips) must be approved by the owner in writing at the time of booking. Note that these events are subject to local laws and regulations and as such are required to be evaluated on a case-by-case basis by the Owner. If approved, we require a security deposit (generally not exceeding $2000) from the Guest at the time of check in, to be refunded upon guest check out if no damage / unreasonable cleaning requirements are caused by the event/s.
We also require to be notified prior to booking if the guest is intending to make an all same sex booking (i.e. all female or male group booking).
Breaches of the above may result in the cancellation of the booking and eviction of the Guest without refund.

Check-in time is 2pm and check-out time is 11am. If variations to these times are desired, the Guest must notify the Owner who will confirm the availability / unavailability of the villa for late checkout for the requested day. Late checkouts are charged at $70 per hour, capped at half the daily rate for checkout times from 5pm – 10pm.
‘Late checkout’ includes full use of the villa, its services and facilities until the revised late checkout time.
Guest’s departing the villa without prearranged ‘late checkout’ may leave their luggage in our secure office for up to 6 hours for no additional charges. Please note this option does not allow for any entry into or use of the villa after check out.

Any Guest valuables or property taken to and stored at the villa are stored there at the Guest’s own risk. The Owner takes no responsibility for damage to or loss of the Guest’s valuables during their stay.
The Guest is responsible for the security of their valuables and property during their stay. This includes taking normal precautions such as locking doors and windows.
Guests may make use of the personal safes located in each bedroom.

Our villa is made available for guests to enjoy for normal holiday activities and purposes. Guests should respect and be mindful that our villa is located in a quiet residential area and ensure they behave appropriately at all times. Inappropriate, excessively loud or disruptive, antisocial or dangerous behaviour may result in the eviction of the Guest without refund.
Illegal activities are prohibited and may result in the Guest being evicted from the villa immediately and without refund. Such activities include but are not limited to gambling, prostitution, the possession or use of illegal drugs, firearms or other weapons. The Guest is strongly encouraged to familiarise themselves with local laws and regulations prior to their stay.

The Guest must treat the villa for the duration of their stay in good order with the villa being left in an acceptably clean condition at the conclusion of their stay.
Any cleaning requirements beyond that of a reasonable nature caused by the Guest are required to be paid for by the Guest. Any damage caused by the Guest will be repaired / damaged items replaced at the Guest’s expense.
In the event of extreme damage caused by the Guest or the Guest behaving in a dangerous, reckless, antisocial or otherwise unacceptable manner, the Owner reserves the right to cancel the booking immediately and evict the Guest without refund.

The Owner does not in any circumstance accept responsibility or liability for:

  • Sickness, injury, death, loss or damage (to property or otherwise), or any additional expenses or inconvenience incurred by the Guest and/or their Party. Guests are strongly advised to take out an appropriate travel insurance policy for their stay.
  • The inability of the Guest and/or their Party to arrive at the villa due to failure to obtain necessary travel or visa documentation.
  • The inability of the Guest and/or their Party to arrive at the villa due to changes, cancellations or amendments to flight and travel arrangements.
  • Any amendment, cancellation or delay to a booking as a result of events beyond the Owner’s control, including but not limited to civil war, terrorist activity, natural disasters, extreme weather events and other ‘Acts of God’.
